British, living on the Costa del Sol, helping Brits buy here.
Costa del Sol Homes is run by people from the UK who made the move themselves and now live and work on the coast. We help buyers from the UK find and buy the right resale home in the south of Spain, and we stay with them from the first message to the keys and after.
We know how the market here works, because we are in it every day. We speak Spanish with the agents, the notary and the town hall, and English with you. We know which urbanisations hold their value, which streets are quiet, what a fair offer looks like and where the catches hide, and we tell you straight.
- From the UK, based on the coast
- Resale homes, seen in person
- Fluent Spanish, plain English
- One point of contact throughout
- 01Finding the right home
We start with what the home is for: a move for good, a place in the sun for the family, or a flat that pays its way. Then we shortlist from what is actually for sale, not what is easiest to sell, and tell you plainly what each one is like to live in.
- 02Viewings that fit around the UK
We line up a day or two of viewings for when you fly out, and we drive. If you cannot get here yet, we walk round a home on a video call and send more photos the same day.
- 03Prices in pounds, costs all in
Every home is priced in euros, because that is what you pay, with a pounds guide beside it. Before you make an offer you know the taxes, the fees and the running costs, so there is nothing to find out later.
- 04The offer and the paperwork
We take your offer to the seller and handle the back and forth in Spanish. We put you in touch with an independent English-speaking lawyer, help with the NIE and a Spanish bank account, and keep the purchase moving to completion at the notary.
- 05Mortgages and money
If you need a Spanish mortgage we introduce you to brokers who arrange them for UK residents, and we point you to currency specialists so the pounds go further than a high-street transfer.
- 06After the keys
Utilities in your name, the community, a decent handyman, where to register and which doctor speaks English. Most people need a hand for the first few months, and we are still here.
Under three hours from most of the UK.
Direct flights to Málaga leave from every big UK airport, all year round, often for less than a train to London. Pick your airport to see the flight time.
Then the coast by road: Torremolinos in 15 minutes, Marbella in 40, Estepona in 55.

Every home here is priced in euros, because that is what you pay. Type a budget in pounds and see what it buys, with the Andalucía buying costs on top, so the number in your head is the real one.

What you need to know before you start.
Budget about 10% on top
Transfer tax in Andalucía is 7% on a resale home, plus notary, land registry and your own lawyer. No stamp duty, no agency fee for you.
You need an NIE and a lawyer
An NIE is a Spanish tax number for foreigners. Your lawyer can get it, check the home and sign for you by power of attorney.
90 days in 180
Since Brexit that is how long a UK passport gets you without a visa. Owning a home here does not change it.
Spanish banks lend to UK buyers
Usually 60 to 70% of the valuation for a non-resident, with a decision in principle before you fly out.
The short answers.
Can I still buy a home in Spain after Brexit?
Yes. Anyone can buy property in Spain whatever their nationality. What changed is how long you can stay: 90 days in any 180 without a visa.
How much do I need on top of the price?
About 10%. In Andalucía the transfer tax on a resale home is 7%. Notary and land registry fees are roughly 1 to 2%, and an independent lawyer about 1% plus VAT.
What is an NIE and do I need one?
An NIE is the tax number Spain gives to foreigners. You need one to buy a home, open a bank account or pay a bill. Your lawyer can apply for it, or you can go through the Spanish consulate in the UK.
Can I get a Spanish mortgage from the UK?
Yes. Spanish banks lend to non-residents, usually up to about 60 or 70% of the valuation, over up to 20 or 25 years. They will want to see UK payslips or accounts and your tax returns.
